What is a Trade Fixture?

Trade fixtures are items that are used in a trade or business. For example, a marble countertop that is used by a candy maker or a pizza oven. These items are attached to the property but are owned by the business owner. In residential property, these items would transfer with the sale of the property but in commercial real estate, these items would have to be written into the contract. Whether you are purchasing residential or commercial real estate know your rights.
