A curb offer is when a buyer makes an offer on a house without seeing it first. Curb offers are usually used in investment real estate when the owner does not want to disturb their tenants.
We are seeing situations where the sellers are being overwhelmed with showings for their house. The sellers do not or can not be out of their home for the majority of a day or weekend. Sellers are then asking that buyers submit a curb offer, agreeing on pricing and terms, including closing costs and inspections before the buyer sees the home.
There are a lot of lookers out there and this technique can help pare down to the truly serious buyers. This is getting more and more popular in the busy real estate market.
