Bob Kutschbach, owner and broker of Carleton Realty, Gives 4 tips on being a competitive buyer in the traditionally hottest market of the year, Spring.
- See the house as soon as it comes on the market! Typically a house has multiple offers in just a couple of days. You can’t wait until the weekend to see the home. In this market we don’t have a lot of time to make up your mind and do a ton of research on the home. If you take a day or two to make up your mind it is usually gone.
- Be reasonable in the terms that you offer. A lot of people think that being picky is part of the negotiating process but with multiple offers, the seller has the opportunity to pick the cleanest offer. Asking for more closing costs or a longer inspection period than you need is not wise.
- Offer an earnest money deposit. If one buyer offers a generous earnest money deposit and another does not, The seller will likely choose the one who did.
- Choose a credible lender. Choosing a local lender who has a great reputation will be favored by the seller and the listing agent. Be sure to use a lender that the community knows.
